Hey, my name is Curtis Williams, and I'm here today because I want to give you something that I call "The Prosperous Land Buyer™".
This is my framework and my course for how to successfully buy land.

This is NOT something that I just made up one day, and hoped that it would work, I spent OVER 10 years of working with clients, testing and perfecting this knowledgebase for you.
This is what happened…
10 Years ago I met 2 brothers. WEALTHY well to do fellows. I asked them how did they get Rich. They both looked at each other and in unison as if they were reading each other's mind. They both said, "LAND!"
They explained that their father had purchased 6 adjacent properties in the 1989's for $50k. The inherited properties were then sold in the year 2000 for $350,000 each.
But what happened next, completely confused me.
According to the brothers, the knowledge of buying land passed away with their father.
One explained, "Don't get me wrong my Dad taught me a lot. He was a great guy. We just didn't have the interest in Land."
He continue, "Even as we got older we were interested in Fix & Flip or Wholesaling. The quick deals you know? Land always seemed so slow. But it paid off!"
That's when I knew I had to learn about buying LAND to build wealth.
....and what happened next changed my life.
I remember thinking to myself
....but I want my children to have something they can use to prosper.
Wow!
I sat there in my seat in thinking and counting…I started tallying up in my head how much money that one deal earned...

Once I had a chance to digest it and do some research I noticed a pattern. The rich and wealthy in some form or another invest in LAND.....
I'm not sure if it was because I was now attuned to it, but I saw it happening over and over again.... the brothers even introduced me to a Land Broker who sold over 100 Land Lots a year!
After 3 days of researching and seeing this happen over and over, I knew I HAD to learn this skill.
But I knew that if someone who was JUST LIKE ME, could learn and in ONE deal make more money then I had ever made…
Maybe I wasn’t going to earn $2.1 Million Per Deal like the brothers that I watched, (or so I thought at the time)...
Or $100,000 per month?
Or $100,000 per week?
What would it be worth to learn THAT skill…?
There was just one problem...
I didn't know where to start. At the time, I was IGNORANT and thought I needed to pay ALL CASH or use a MORTGAGE LOAN to invest in LAND...
...or did I need a real estate ATTORNEY or should I get a real estate LICENSE to learn how to invest in LAND?
I'm sure I need a DREAM TEAM.
So, within a few weeks of meeting with the brothers,
I was a little nervous… but I was pretty sure that I could learn what I needed to know from these competent professionals.
... and so I was excited as I met with a real estate broker, who was also a professor at George Mason University. He offered me a chance to join his brokerage. I responded with an excited… YES!
Without doing any formal training beforehand, I assumed that it couldn’t be THAT hard… right?
Besides, what better way to learn how to invest in real estate than to learn from a professor.
I felt like I was on my WAY…
If I could hire a real estate attorney to create a PURCHASE CONTRACT, I’d have legal support for my investments... right?
I asked my broker for a referral, drafted a contract, and set up a meeting with one of the BEST attorneys in the area.
After filling out the new client intake sheet and paying the upfront fee, we settled into the large, distinguished conference room.
And then it happened…
My Worst Nightmare Came True...
I asked, "What did you think?"
The Response, "I don't think you will get anyone to agree to this... and if you did get them to agree to seller financing the interest rate is too low....."
And then, in what was one of the most embarrassing moments of my real estate investing career
"As and investor, wouldn't you want to pay the lowest interest rate possible? "
The response was, "Well, I don't invest in real estate......."
I looked at my broker, expecting he would agree. He shook his head, firmly in a disagreeing NO!
I was shocked and we all stared at each other....
NOBODY moved.
NOBODY said anything.
NOBODY got up from their chair.
I wanted to run..... but I just sat there awkwardly....
This was an expensive, respected, and highly referred real estate attorney and a real estate broker/professor who didn't invest in real estate.
WOW!
