No credit check required. Just follow these easy steps:
Pay a non-refundable $249 document processing fee to reserve the property.
Once the fee is processed, we draft three documents: a Promissory Note, a Land Contract, and a Purchase Agreement.
Documents are signed electronically via SignNow (or similar).
Make your down payment through a secure payment link — and if you want to put down more than the listed amount, just let us know.
For monthly payments, we accept ACH or debit‑card transfers; note there’s a 3.9% processing fee for each payment.
Monthly payments begin 30 days after signing.
Your recurring payment includes: the monthly note fee (e.g. $12), any applicable property taxes or HOA/POA fees, and the 3.9% payment processing fee.
Through our secure payment portal (e.g. Geek Pay), you can view your contract, amortization schedule, and — whenever you want — make extra principal payments to accelerate your payoff.
Once you pay off the principal in full, we will issue the deed in your name — typically within two weeks.
Important: Full payment must be completed before making permanent improvements on the land or moving in full‑time. Until then, you are still free to visit, inspect, or tent‑camp on the property — provided you follow local county rules.
This protects both you and us, ensures compliance with local regulations, and makes sure you own the land outright before investing in major upgrades or buildings.

Prefer to pay upfront and avoid monthly payments? Here’s how:
First, secure the property with the $249 non-refundable documentation fee.
Once the fee is received, we remove the property from all marketing listings.
Then we prepare a Purchase Agreement and a new Deed.
The Purchase Agreement and deed paperwork are signed online (e.g. via SignNow).
Once the deed is notarized, we’ll send you proof — photo or video — that it’s been finalized.
Payment is typically via bank wire. For smaller transactions, we may accept credit‑card or PayPal payments.
Once funds are confirmed, we submit the deed to the relevant county for recording.
In many counties this happens electronically — often within hours.
Immediately after recording, we’ll send you a full closing packet (digital and physical) — including a copy of the recorded deed and all relevant property documents.
