  2. Once the fee is processed, we draft three documents: a Promissory Note, a Land Contract, and a Purchase Agreement.

  3. Documents are signed electronically via SignNow (or similar).

  4. Make your down payment through a secure payment link — and if you want to put down more than the listed amount, just let us know.

  5. For monthly payments, we accept ACH or debit‑card transfers; note there’s a 3.9% processing fee for each payment.

  6. Monthly payments begin 30 days after signing.

  7. Your recurring payment includes: the monthly note fee (e.g. $12), any applicable property taxes or HOA/POA fees, and the 3.9% payment processing fee.

  8. Through our secure payment portal (e.g. Geek Pay), you can view your contract, amortization schedule, and — whenever you want — make extra principal payments to accelerate your payoff.

  9. Once you pay off the principal in full, we will issue the deed in your name — typically within two weeks.
